Our Process
Application
This initial phase involves gathering your financial information (income, assets, debts) to determine how much you can afford. The lender uses this information to issue a pre-approval letter, which provides an estimate of the loan amount you qualify for and demonstrates to sellers you are a serious buyer.
Process & Underwriting
Once your offer on a home is accepted, you submit a full application and provide all necessary documentation (pay stubs, tax returns, bank statements). During processing and underwriting, the lender verifies all your financial details, orders a property appraisal to confirm the home's value, and conducts a title search to ensure there are no legal claims on the property.
Loan Approval & Documentation
After the underwriter is satisfied that all conditions are met and the loan meets guidelines, the loan receives final approval. The lender then prepares the final loan documents, including the Closing Disclosure, which details all the terms, monthly payments, and costs associated with the loan.
Closing & Funding
This final step involves signing all the official paperwork and transferring funds. You will bring the necessary down payment and closing costs to the meeting. Once all documents are signed and the loan is funded, the title is transferred to your name, and you receive the keys to your new home.
